SCHEDULE OF MANAGEMENT SERVICE PROGRAMME SUMMARY

Auctioneers provide a comprehensive Management Service
to clients with a view to alleviating the client of
the burden of all that management entails. The package
has been specially designed for landlords living abroad
as well as those living in Ireland.
Our
function is two-fold:- firstly, on behalf of the Lessor,
to ensure that the tenant is complying with the terms
of the lease and secondly, to identify problems which
may arise and to ascertain where responsibility lies.

Eight
weekly inspections. |

Repairs
& service requirements are channelled through
our offices.. |

A
tenant must report details of any matter requiring
attention (directly to us). |

Should
any repairs be necessary, which are proven not to
be the responsibility of the tenant, the required
cost is deducted from the rent and the balance lodged
to whomever the client authorises. Immediate action
is taken on late payment of rent. Quarterly Statements
of Account are issued to the client. |

We
hold a set of keys in the event of an emergency. |
| 6. |
On
the expiration of a Tenancy we check the Inventory
of contents and ensure that all services are transferred.
However, it is recommended that our client arranges
for appliances to be checked thoroughly to ensure
that they are in working order. |

Should
a Lessor require other services such as payment
of Insurance Premiums, Service Charges in respect
of apartments, etc., we can arrange these accordingly. |
The
cost of these services to the client, in line with the
recommendation of the Institute of Professional Auctioneers
and Valuers, is 10% of the monthly rent plus VAT @ 21%.
Please
note that under the 1992 Finance Act you should declare
this letting to your Accountant/Tax Inspector. All Estate/Letting
Agents are obliged to give details of all lettings to
the Inspector of Taxes.
