SCHEDULE OF LETTING SERVICE PROGRAMME - SUMMARY

Letting a property can be a complex business. That is why you need to call on the experience and professionalism of our skilled and motivated Letting Team who are committed to letting your property to the most suitable tenants at highest achievable rent.

As part of our Letting Services we shall carry out the following:-

An experienced negotiator will visit your property providing a professional, realistic rental valuation.
Advice of any works required to bring properties to the Letting Market.
Advice on furnishings, if necessary.
Market your property through our web site www.mcpeakeauctioneers.com, www.daft.ie and www.myhome.ie. Erection of a letting sign. Advertise through national and local press.
Arrange and attend all viewings.
Collection of written references from Employer, bank and previous/present landlord. We guarantee to verbally check all landlord references.
Collection of first months rent together with appropriate security deposit.
Liaising with Landlord’s Solicitor on preparation of Tenancy Agreements.
Transfer of ESB and Bord Gas utility accounts to tenant’s names.
Agreeing Inventory of contents at commencement of tenancy.
Ensuring lease is properly executed and, where relevant, collecting stamp duty from tenant and arranging stamping with Revenue Commissioners.
Drawing up Statement of Account and transferring monies due to the Landlord’s bank account.

The cost of this service is 6% of the annual rent. This fee is subject to VAT at 21%.

Please note that under the 1992 Finance Act you should declare this letting to your Accountant/Tax Inspector. All Estate Agents/Letting Agents are obliged to give details of all lettings to the Inspector of Taxes.
